SA-00-33 OF SACRAMENTO DISTRICT ADVISORY(C/O GREGORY POTTS) The applicant, Gregory Potts, has submitted the above referenced Site Approval Application to establish a fifth through twelfth non-public, special education school for 36 students. This proposal includes conversion of an existing 3,360 sq. ft. church to classrooms and conversion of a 4,742 sq. ft. sanctuary into a school auditorium. The project site is located on the north side of State Route 120, 220 feet east of Austin Road, Manteca. Educational Services is identified as a noise sensitive land use in the Development Title. The applicant has conducted a noise study, which will be discussed at the Development Committee meeting. Any mitigation measures identified in the study must be implemented or incorporated in the Conditions of Approval prior to the Community Development Department taking action on this project. The Community Development Department has reviewed the proposed Site Approval and offers the following comments pending the outcome of the noise study: Site Approval Application No. SA-00-33 was approved by the Community Development Department on . The effective date of approval is . This approval will expire on , which is 18 months from the effective date of approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been issued and remain in force, and (3) all necessary permits from other agencies have been issued and remain in force. Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled prior to the establishment of the use and the issuance of any building permits. Those Conditions followed by a Section Number have been identified as ordinance requirements pertinent to this application.
