SA-00-33 OF <br /> SACRAMENTO DISTRICT ADVISORY(C/O GREGORY POTTS) <br /> The applicant, Gregory Potts, has submitted the above referenced Site Approval <br /> Application to establish a fifth through twelfth non-public, special education school for 36 <br /> students. This proposal includes conversion of an existing 3,360 sq. ft. church to <br /> classrooms and conversion of a 4,742 sq. ft. sanctuary into a school auditorium. The <br /> project site is located on the north side of State Route 120, 220 feet east of Austin Road, <br /> Manteca. <br /> Educational Services is identified as a noise sensitive land use in the Development Title. <br /> The applicant has conducted a noise study, which will be discussed at the Development <br /> Committee meeting. Any mitigation measures identified in the study must be <br /> implemented or incorporated in the Conditions of Approval prior to the Community <br /> Development Department taking action on this project. <br /> The Community Development Department has reviewed the proposed Site Approval and <br /> offers the following comments pending the outcome of the noise study: <br /> Site Approval Application No. SA-00-33 was approved by the Community <br /> Development Department on . The effective date of approval is . This approval will <br /> expire on , which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been issued and remain in force, and (3) all necessary permits from other <br /> agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. IMPROVEMENT PLAN: Submit an "APPLICATION-IMPROVEMENT PLAN".
