(1) A minimum ten-(10) foot wide landscaped strip, respecting the ultimate right-of- <br /> way width of State Route 120, shall be installed across the frontage of the <br /> project site. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved <br /> outdoor storage areas, or other permanent facilities shall be landscaped. <br /> (3) The parking area shall be landscaped as specified in Section,9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent (5%) of landscaping within the perimeter of the parking area, not <br /> including landscaping along the street frontage. Nineteen trees shall be <br /> planted, evenly spaced throughout the parking lot. A five foot planting strip is <br /> required in the parking lot along the north property line. (Development Title <br /> Section 9-1020.5) <br /> (4) Landscape plans, prepared by a Landscape Architect, shall be submitted with <br /> the Site Plans. <br /> (5) Street trees are required as specified in Section 9-1020.4 of the Development <br /> Title. <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6)to seven (7) feet in height shall be erected along the <br /> north property line of APN 208-200-25. (Development Title Section <br /> 1022.4[d][1]) <br /> (2) All storage materials and related activities, including storage areas for trash, <br /> shall be screened so as not to be visible from adjacent properties and public <br /> rights-of-way. Screening shall be six (6) to seven (7) feet in height. Outside <br /> storage is not permitted in front yards, street side yards, or in front of main <br /> buildings. (Development Title Section 1022.4[d][2]) <br /> h. NOISE REDUCTION: The project shall comply with the County's Noise Ordinance, <br /> Development Title Section 9-1025.9.
