State Route 120, 220 ' E . of Austin <br /> Road , E . of Manteca . <br /> APPLICANT : Church of the Nazarene APN : 208-200-2S <br /> INFORMATION : <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area . <br /> State Route 120 ( Yosemite Avenue ) has an existing right-of-way <br /> width of 80 feet , and a planned right-of-way width of 84 feet. <br /> ORDINANCE REQUIREMENTS : <br /> 1 . An Improvement Plan , prepared by a Registered Civil Engineer , <br /> showing drainage with details , driveway access details , <br /> on-site parking , existing and proposed utility services , and <br /> grading , shall be submitted to the Department of Public Works <br /> for approval . Storm drain calculation shall be submitted for <br /> approval . <br /> 2 _ The Traffic Impact Mitigation Fee will be required for this <br /> development . The fee is due and payable at the time of <br /> building permit application . (The fee currently is $2 , 166 . 00 <br /> per 1 , 000 gross square foot of building as "Service <br /> Commercial " in the Manteca area . The fee shall be <br /> automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record . ) <br /> 3 .
