Analysis <br /> General Plan/Zoning <br /> The 9.88-acre parcel has a General Plan designation of Residential-Very Low Density (RNL) and <br /> Commercial-General (C/G) and a zoning designation of Residential-Very Low Density (R-VL) and <br /> Agriculture-Urban Reserve (AU-20). The southern 1.72 acres of the 9.88-acre parcel, which is the site of <br /> the Use Permit, is zoned AU-20 and has a General Plan designation of C/G. The project is located within <br /> Manteca's Sphere of Influence. It has been confirmed by city staff that the city's General Plan designation <br /> for this parcel is also General Commercial. <br /> Departmentof Transportation <br /> Access to the agricultural store will be provided off of State Route 120. Caltrans has indicated that, prior to <br /> instigating work within the State Right of Way, the applicant will be required to submit documentation <br /> (Biological Surveys, Hazardous Waste and Cultural Studies) that an environmental document has been <br /> prepared for the proposed project activities when applying for an Encroachment Permit.
