b) APPROVED USE: This approval is for the conversion of an existing 3360 sq ft building <br /> used as a produce stand for use as a Small Agricultural Store. <br /> i) The project is to consist of a 3360 sq. ft. for use as a Small Agricultural Store with a <br /> maximum of 150 sq. ft. of floor area for use as limited retail sales. (Use Type: <br /> Produce Sales—Agricultural Store, Small) <br /> ii) The sale of agricultural products, sundries, prepackaged food, bottled or canned <br /> beverages and freshly prepared food and beverages is allowed only in conjunction with <br /> the sales of produce, and/or shell eggs. The sale of cut flowers shall be permitted only <br /> within the retail sales area. (Development Title Section 9-1070.4[c]). <br /> c) BUSINESS LICENSE: The applicant shall secure an approved Business License prior to <br /> initiation of the use. The business license may be applied for concurrently with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> d) STORM DRAINAGE: Storm water drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect shall be included. <br /> (Development Title Section 9-1135) <br /> e) PARKING: Off-street parking shall be provided and comply with the following: <br /> i) The parking surfacing requirement for small agricultural stores shall be chip seal. <br /> (Development Title Section 9-1070.4[h]) <br /> ii) Bumper guards shall be provided when necessary to protect adjacent structures or <br /> properties.(Development Title Section 9-1015.5[e]) <br /> iii) A minimum of ti 1prM parking spaces shall be provided, including one of which shall <br /> be van accessible (Development Title Table 9-1015.3[b] Produce Sales—3.3 parking <br /> spaces/1000 square feet of building) <br /> iv) The slope of a parking space shall not exceed % inch per foot(C.C.R., Title 24). <br /> v) Accessible spaces shall be located as close as possible to the primary entrance <br /> (C.C.R., Title 24). <br /> vi) Provide identification signs for the accessible parking space including the "tow away" <br /> sign at each entrance or visible from each space (C.C.R., Title 24). <br /> f) LIGHTING: Lighting shall be provided and comply with the following: <br /> i) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> ii) Any lighting shall be designed to confine direct rays to the premises. This project shall <br /> comply with the County's light and glare performance standards.
