(Development Title Section 1025.6) <br /> g) LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> i) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way <br /> width of State Route 120, shall be installed across the frontage of the project site. <br /> (Development Title Section 9-1020.7) <br /> ii) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. (Development Title <br /> Section 9-1020.7) <br /> iii) Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free <br /> h) SCREENING: Screening shall be provided and comply with the following: <br /> i) All storage of materials and related activities, including storage areas for trash, shall be <br /> enclosed by a screen six (6) to eight (8) feet in height. Items stored within one <br /> hundred (100) feet of a dedicated street or residential zone shall not be stacked higher <br /> than two (2) feet above the adjacent screen. (Development Title Section 9- <br /> 1022.4[e][1]) <br /> i) SIGNS: Sign details shall be consistent with Chapter 9-1710.4(i) of the Development Title <br /> and be included on the Site Plan. All portions of any sign shall be set back a minimum of <br /> five (5) feet from any future right-of-way line, including any cut-off(snipe). (Development <br /> Title Section 9-1710.2[g]) <br /> j) BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> i) The proposed use will change the occupancy from a U occupancy to an M occupancy <br /> (UBC Section 3405). The structure must be brought into compliance with all current <br /> code provisions including structural, plumbing, mechanical, electrical, energy, and <br /> disabled access requirements.
