CONDITIONS OF APPROVAL <br /> SA-94-16 <br /> WILLIAM DUNCAN, ET AL <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval is for truck parking with office and shop as shown on the site plan <br /> submitted April 6, 1994. <br /> b. The shop is accessory to the truck parking and shall only be used for the maintenance <br /> of equipment associated with this site. <br /> C. Seven (7) parking spaces are required including one space for the physically impaired. <br /> (Development Title Section 9-1015.9) <br /> d. All automobile parking spaces and all major circulation drive lanes (automobile and truck) <br /> shall be surfaced and permanently maintained with a minimum of two (2) inches of <br /> asphalt concrete over an appropriate base, or four(4) inches of Portland cement concrete <br /> over an appropriate base. Bumper guards shall be provided when necessary to protect <br /> adjacent structures or properties. All other areas that are used for vehicular traffic shall <br /> be surfaced and permanently maintained with a chip seal or other approved material. <br /> Storage areas shall be surfaced with crushed rock or other approved material to provide <br /> a stable, dust free surface. (Development Title Sections 9-505.7[q and 9-1015.5) <br /> e. Landscaping shall comply with the requirements of Sections 9-1020.9 (a) and 1020.6 of <br /> the Development Title. Areas which are not part of the project shall be barricaded from <br /> traffic. <br /> f. Trash bins shall be kept in an enclosure with solid walls on three sides and gated on the <br /> fourth side. (Development Title Section 9-1022.4[e][31) <br /> g. All lighting shall be designed to confine direct rays to the premises. No spillover beyond <br /> the property line shall be permitted, except onto public thoroughfares, provided, however, <br /> that such light shall not cause a hazard to motorists. <br /> Conditions of Approval - 1 - SA-94-16 <br />
