Approve Use Permit No. UP-93-10 with the Findings and Conditions of Approval given In the <br /> staff report. <br /> FINDINGS <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan <br /> and any applicable Specific Plan or Special Purpose Plan. <br /> • This finding can be made because the proposed trailer parking facility Is a <br /> conditionally permitted use in the I-W zone, which is an implementing zone of the <br /> Limited Industrial General Plan Designation. <br /> 2. Adequate utilities,roadway improvements,sanitation,water supply,drainage,and other necessary <br /> facilities have been provided, and the proposed improvements are property related to existing and <br /> proposed roadways. <br /> • This finding can be made because the site has access on Madruga Road via a <br /> proposed driveway. Adequate area exists for water, storm drainage, and sewage <br /> disposal to be provided by an on-site well, a proposed detention pond on a separate <br /> parcel, and an on-site septic system, respectively. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This finding can be made because the site plan, along with the recommended <br /> Conditions of Approval, will ensure that all code requirements and other standards <br /> will be met. <br /> 4. Issuance of the permit will not be significan0l detrimental to the public health, safety, or welfare <br /> or be injurious to the property or improvements of adjacent properties. <br /> • This finding can be made because the Initial Study prepared for this Item found no <br /> potentially significant environmental impacts. <br /> 5. The use is compatible with adjoining land uses. <br /> • This finding can be made because surrounding land Is vacant property planned for <br /> Industrial use, as shown on the General Plan and zoning maps. <br />
