OPERATING AND BUILDING WITHOUT PERMITS SINCE 1986. <br /> APPLICATION TO OBTAIN STATUS AS NON-CONFORMING USE <br /> SECTION 9-235.7. THE PROJECT LOCATION IS ON THE NORTH SIDE <br /> OF STATE HIGHWAY ROUTE 120, 2,400 FEET EAST OF MURPHY ROAD. <br /> (DISTRICT 5). <br /> APPLICANT: William and Roelyn Poot APN: 203-220-30 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated <br /> Flood Hazard Area. <br /> State Highway Route 120 has an existing right-of-way width of 60 feet and a planned <br /> right-of-way width as determined by Caltrans. <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is 157.45 per <br /> daily trip-end generated in the Ripon area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record.) <br /> (Resolution R-00-433) <br /> 3. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 4. Verification shall be obtained from the Solid Waste Division (468-3066) that this <br /> development has addressed the items on the attached Waste Plan Format for <br /> Development Projects.
