Hazelton Avenue <br /> Stockton, CA 95205 <br /> Dear Ms. Jolley: <br /> Thank you for the opportunity to review the Site Approval Application (SA-98-38) for an <br /> existing nursery owned by William Jr. and Roelyn Poot. The project site is located at 17229 E. <br /> State Route(SR) 120, 2400' east of Murphy Road, north of Ripon (APN: 203-220-30). <br /> We have circulated copies of the application and plans to our traffic operations/safety units for <br /> review. Please consider the following comments as conditions of approval for the proposed <br /> project: <br /> 1. Right of Way dedication to 15.24 meters (50 feet) and a pave out of 11.58 meters (38 <br /> feet) from centerline for SR 120 fronting the subject property will be required. <br /> 2. Caltrans has commercial standards for driveways serving a commercial use with direct <br /> access onto state highways. Any new driveways as well as existing driveways shall be <br /> built or upgraded to current state standards. In addition, the edge of the driveway needs <br /> to be a nnininJum of I3 feet fioln the western property 'tine. Where applicable any <br /> sidewalks, curb and gutter, or ramp shall be in compliance with the Americans with <br /> Disabilities Act. The standards are available from Marcel De La Cruz at (209) 948-3656. <br /> 3. A Caltrans Encroachment Permit will be required for any work performed within the <br /> right of way. Additional biological, archaeological, or other environmental studies may <br /> be required as a part of the encroachment permit application. A qualified professional <br /> must conduct any studies undertaken to satisfy the Caltrans environmental review <br /> responsibilities. Ground disturbing activities to the site prior to completion and/or <br /> approval of required environmental documents may effect Caltrans' ability to issue a <br /> permit for the project.
