CONDITIONS OF APPROVAL <br /> PA-1400098 <br /> Cynthia R.Alfieri,Tr. <br /> Lot Line Adjustment application No. PA-1400098 was approved by the San Joaquin County Community <br /> Development Department on June 19, 2014, which is the effective date of approval. This approval will expire <br /> on December 19, 2015, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land Surveyors' <br /> Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a Notice <br /> of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Rick Griffin, [209] 468-3154) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among four parcels. Parcel 1 to contain 2.01 acres, <br /> Parcel 2 to contain 2.01 acres, Parcel 3 to contain 2.16 acres, and Parcel 4 to contain 34.65 acres as shown <br /> on the site plan dated May 20, 2014. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties shall be <br /> submitted to the Surveyor's Division for review and forwarding to the Community Development Department. <br /> The legal descriptions shall be prepared, stamped and signed by a Registered Civil Engineer, qualified to <br /> practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a Licensed Land Surveyor. <br /> (Development Title Section 9-872.4) <br /> c. LOT SIZE: All parcels shall be a minimum of two (2) gross acres in size (Development Title Section 9- <br /> 872.2[e]). <br /> d. LOT WIDTH: Parcels 1, 2, and 3 shall be a minimum of 150 feet in width. Parcels 4 shall be a minimum of <br /> 330 feet in width (Development Title Section 9-872.2[g]). <br /> 2.
