CONDITIONS OF APPROVAL <br /> PA-1400099 <br /> Cynthia R. Alfieri, Tr. <br /> Lot Line Adjustment application No. PA-1400099 was approved by the San Joaquin County Community <br /> Development Department on June 19, 2014,which is the effective date of approval. This approval will expire <br /> on December 19, 2015, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land Surveyors' <br /> Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a Notice <br /> of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Rick Griffin, [209]468-3154) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment to result in three parcels. Parcel 1 to contain 2.16 <br /> acres, Parcel 2 to contain 31.44 acres, and Parcel 3 to contain 2.21 acres, as shown on the site plan dated <br /> May 20, 2014. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties shall be <br /> submitted to the Surveyor's Division for review and forwarding to the Community Development Department. <br /> The legal descriptions shall be prepared, stamped and signed by a Registered Civil Engineer, qualified to <br /> practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a Licensed Land Surveyor. <br /> (Development Title Section 9-872.4) <br /> c. LOT SIZE: All parcels shall be a minimum of two (2) gross acres in size (Development Title Section 9- <br /> 872.2[e])- <br /> d. LOT WIDTH: Parcel 1 shall be a minimum of 150 feet in width. Parcel 2 shall be a minimum of 330 feet in <br /> width. Parcel 3 shall be a minimum of 124.35 feet in width. (Development Title Section 9-872.2[g]). <br /> e. PLANNING APPLICATION PA-1400098: The "Notice of Lot Line Adjustment" for application PA-1400098 <br /> shall be recorded and the deeds transferred prior to the recordation of the Notice of Lot Line Adjustment for <br /> application PA-1400099. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff contact: Alex Chetley, [2091468-3000, see memo dated June 2, <br /> 2014) <br /> NOTE: An Improvement Plan application for a Private Right of Way shall be required prior to issuance of a non- <br /> agricultural building permit for the proposed Parcel 1. <br />
