CONDITIONS OF APPROVAL <br /> PA-1700184(LA) <br /> FRANK&ANTONETTE DE PALMA SILVA/QUARTAROLI&ASSOCIATES <br /> Lot Line Adjustment Application No. PA-1700184 was approved by the San Joaquin County <br /> Community Development Department on October 13, 2017, which is the effective date of approval. <br /> This approval will expire on April 14, 2019, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> COMMUNITY DEVELOPMENT DEPARTMENT(Contact Staff: Rick Griffin, [209]468-3154) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among four parcels as shown on the <br /> revised site plan dated October 10, 2017. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior <br /> to conveyance of property through deeds by the owner. Legal descriptions of the resultant <br /> properties shall be submitted to the Surveyors Division for review and forwarding to the <br /> Community Development Department. The legal descriptions shall be prepared, stamped and <br /> signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of <br /> the Land Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and <br /> shall enter into a new contract prior to recording the "Notice of Lot Line Adjustment". The "Notice <br /> of Lot Line Adjustment" shall not be recorded until the Williamson Act Contract application has <br /> been deemed complete. Filing Fees are required for this application. (Government Code Section <br /> 51257) <br /> d. LOT SIZE: Parcel 1 shall be a minimum of 2.0 acres gross in size. Parcel 2 shall be a minimum of <br /> 40.0 acres gross in size. Parcels 3 and 4 shall be a minimum of 10.0 acres gross in size <br /> (Development Title Section 9-872.2[e]). <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Alex Chetley, (2091468-3000. See memo dated <br /> September 26, 2017) <br /> NOTES AND INFORMATION ONLY: <br /> APNs : 205-070-39, 205-070-40, and -245-070-02 are under Williamson Act contract WA-77-C1-0091. The <br /> proposed application is consistent with Government Code Section 51257. <br /> This Lot Line Adjustment application does not create access. When either Parcel 1 or Parcel 2 is sold, a <br /> reciprocal access agreement for each parcel shall be recorded. <br /> There is a concurrent Minor Subdivision application being processed on Parcel 4 (PA-1600171). <br /> PA-1700184 Conditions of Approval 1 <br />
