CONDITIONS OF APPROVAL <br /> PA-1100158 <br /> VAN ELDEREN 1QUARTAROLI & ASSOCIATES <br /> Lot Line Adjustment Application No. PA-1100158 was approved by the San Joaquin County <br /> Community Development Department on October 6, 2011,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notica of Lot Line Adjustment. <br /> This approval will expire on October 6, 2013,which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyor's Act. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff. John L. Funderburg, 468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment application among three parcels as shown <br /> on the site plan dated September 1, 2011. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c) PROPERTY LINE SETBACK: (the following requirements shall apply) <br /> i) The proposed new side and rear property line for Parcel One shafl meet the side and rear <br /> yard setback requirements for the AG-40 zoning designation (General Agriculture, 40-acre <br /> minimum) for non-agricultural and agricultural structures. (Development Title Section 9-610.2) <br /> 2) DEPARTMENT OF PUBLIC WORKS: (Seethe attached memo dated September 12, 2011) <br /> NOTES AND INFORMATION ONLY: <br /> South San Joaquin Irrigation District: (See the attached memo dated September 19, 2011) <br />
