PA-0300082 OF ARNOLD <br /> SCHULER (APN 247-02G-07) (23594 E STATE ROUTE 120 HY ESCALO <br /> The applicant has submitted a Site Approval Pre-Application for agricultural truck parking. The <br /> applicant is proposing to park eight trucks and eight sets of trailers on 25-acres. <br /> The site is located on the southwest comer of State Route 120 and Brennan Avenue, West of <br /> Escalon. <br /> The Community Development Department reviewed the pre-application for PA-0300082 and <br /> offers the following comments: <br /> Development Title Requirements <br /> Development Title Section 9-605.6(f) provides provisions for agricultural truck parking as an <br /> accessory use in an agricultural zone subject to minimum requirements regarding property size, <br /> number of trucks. employees, frontage, property ownership and accessory structures. <br /> In particular, the provisions do not allow for more than two (2) trucks and four (4) trailers to be <br /> parked on any property regardless of size. Also, the application indicates that the proposed <br /> business will have eight (8) employees. The requirements regarding agricultural truck parking <br /> state that no employees, other than members of the owner-operators immediate family are <br /> allowed in the operation (Development Title Section 9-605.6 [f][4]). <br /> The pre-application does not appear to be consistent with the requirements Section 9-605.6 (f) of <br /> the San Joaquin County Development Title. <br /> If the applicant reduces the number of trucks and trailers to two (2) trucks and four (4) trailers and <br /> reduces the employees to members of the owners operators immediate family then the following <br /> will apply to the truck parking areas: 1 <br /> - <br /> n � <br />
