The property is located in the <br /> southwest corner of Highway 132 and Koster Road. Our study was done to determine if the site <br /> _ is acceptable for septic systems which will function properly and pose no adverse environmental <br /> impact to surface waters or to the underlying groundwater. This report is in compliance with the <br /> requirements of Development Title Section 9-1105.2 Item (d) of the San Joaquin County <br /> - Development Title. <br /> [2] SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> The attached Parcel map illustrates the orientation of the two proposed Parcels. Parcel 1 will <br /> occupy the north half of the subject property and the Designated Remainder will occupy the south <br /> half. It is our understanding that there will be no improvements made to the subject parcels. <br /> _ The topography of the area is flat; therefore, septic system design for slopes will not have to taken <br /> into consideration. The subject property is located 18 miles west of Modesto and nine miles <br /> southeast of Tracy. The study area consists of predominately agricultural production land as row <br /> crops and orchards. Surrounding structures consist of very low density single family housing, <br /> ranches and ranchettes. Current zoning of the property is AG-40. <br /> A review of Application Permits on file with the San Joaquin County Environmental Health <br /> Department indicates there have been 13 Applications for Repairs/Additions in the regional study <br /> area. This is in the general locale of the intersection of Koster Road and Hwy 132. These <br /> applications for system modifications to existing septic systems were for additional drainage <br /> (leachlines), sumps and seepage pits.
