CONDITIONS OF APPROVAL <br /> PA-1900113 <br /> DONALD J &SHIRLEY A GALLAGHER/KEVIN JORGENSEN II, PE, PLS <br /> Lot Line Adjustment Application No. PA-1900113 was approved by the Community Development <br /> Department on July 11, 2019, which is the effective date of approval. This approval will expire on <br /> January 9, 2021, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Contact Staff: Giuseppe Sanfilippo [209]468-0227) <br /> a. APPROVAL:This approval is for a Lot Line Adjustment among four parcels as shown on the site plan <br /> dated May 28, 2019. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE: Parcel Two shall be a minimum of one and a half(1.5)acres. (MS-85-0041) <br /> 2.
