CONDITIONS OF APPROVAL <br /> PA-0700235 <br /> Weststeyn <br /> Lot Line Adjustment, Application: No. PA-0700236 was approved by the San Joaquin County <br /> Community Development Department on July 23, 2007,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of,a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on January 21, 2009, which is 18, months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has <br /> been filed, if required by the Land Surveyor's Act. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Antonio Salcedo, 1[209]468-8597) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among four parcels as shown on the site <br /> !an dated May 11 <br /> p Y , 2007. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT AREA: Parcels 1 and 2 shalt be a minimum of two acres in size. (Development Title Section 9- <br /> 6102) Parcel 3 shall be a minimum of 1.8 gross acres in size. <br /> d. LOT WIDTH: Parcels 1, 2, and 3 shall have a minimum lot width of 150 feet, measured at the front <br /> yard setback line. (Development Title Section 9-610.4) <br /> 2.
