CONDITIONS OF APPROVAL <br /> PA-1800307(LA) <br /> RICHARD C.ADAMS 1 WONG ENGINEERING, INC. <br /> Lot Line Adjustment Application No. PA-1800307 was approved by the San Joaquin County <br /> Community Development Department on February 4, 2019, which-is the effective date of approval. <br /> This approval will expire on August 4, 2020, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approva!-of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Teddie Hernandez, [209]468-8359) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the <br /> site plan dated November 28, 2018. <br /> b. NOTICE-OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment' shall be recorded <br /> prior to conveyance of property through deeds by the owner. Legal descriptions of the resultant <br /> properties shall be submitted to the Surveyor's Division for review and forwarding to the <br /> Community Development Department. The legal descriptions shall be prepared, stamped and <br /> signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of <br /> the Land Su!Veyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE: Each parcel shall be a minimum of 7,260 square feet in size. (Development Title <br /> Section 9-872.2([e]). Each parcel shall be a minimum of 50 feet in width. (Development Title <br /> Table 9-310.3) <br /> d. PROPERTY LINE SETBACKS: The existing barn shown on the north property line for Parcel 2 <br /> shall be setback a minimum of five (5) feet from the proposed property line.
