(DISTRICT 4) . <br /> APPLICANT: Allan Polinsky APN: 017-120-04 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. <br /> Dustin Road has an existing right-of-way width of 40 feet and a <br /> planned right-of-way width of 50 feet. South Orchard Road has an <br /> existing right-of-way width of 25 feet south of center line and a <br /> planned right-of-way width of 50 feet_ <br /> RECOMMENDATIONS: <br /> 1 . Encroachment permit shall be required for work within road <br /> right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145 . 5) <br /> 2 . The driveway approach shall be improved in accordance with the <br /> requirements of San Joaquin County Standards R-17 prior to <br /> issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of Final Site <br /> Plan approval .
