CONDITIONS OF APPROVAL <br /> C&T PROPERTIESIBAUMBACH & PIAZZA, INC <br /> PA-1600297 (SU) <br /> Major Subdivision application No. PA-1600297 was approved by the San Joaquin County Planning <br /> Commission on July 6, 2017. The effective date of approval is July 16, 2017. This approval will <br /> expire on July 15, 2020, which is three (3) years from the date of approval, unless (1) all Conditions <br /> of Approval have been complied with (2) all necessary building permits have been issued and <br /> remain in force, and (3) all necessary permits from other agencies have been issued and remain in <br /> force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified and other ordinance requirements may <br /> apply. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Giuseppe Sanfilippo, [209]468-0227) <br /> a. TENTATIVE MAP: The Final Map shall substantially conform with the revised tentative map <br /> dated June 27, 2017. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> i) All parcels shall have a minimum lot width of 50 feet, measured a distance of 20 feet back <br /> from the front lot line. (Development Title Section 9-310.4) <br /> ii) All parcels shall have a minimum lot area of 8000 square feet. (2035 General Plan [Policies <br /> specific to Lockeford, page 3.1-99]). <br /> c. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> i) Street trees are required as specified in Section 9-1020.4 of the Development Title. <br /> d. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> i) A proposed 25-foot wide private easement for access to Parcels 1-3 and 20-foot wide private <br /> easement for access to Parcels 4-6 shall be shown on the Parcel Map. (Development Title <br /> Section 9-1150.15) <br /> ii) The following note shall be placed on the Final Map and also shall be recorded as a separate <br /> instrument: <br /> At the time of development of Parcels 1 through 3, the entire length of the private right-of- <br /> way along parcels 1, 2, and 3 shall be constructed and maintained to the standards required <br /> by Section 10.207 of the Uniform Fire Code and applicable San Joaquin County <br /> Improvement Standards. <br /> At the time of development of Parcels 4 through 6, the entire length of the private right-of <br /> way along parcels 4, 5, and 6 shall be constructed and maintained to the standards required <br /> by Section 10.207 and applicable San Joaquin County Improvement Standards. <br /> (Development Title Section 9-1150.15[c]) <br /> e. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Final Map: <br /> PA-1600297 (SU) Conditions of Approval 1 <br />
