(4) Phase 3 will consist of the following: <br /> ti► A. Building "C", a 5,000-square-foot store. <br /> B. A wholesale nursery <br /> c. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be <br /> retained on the site. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included. (Development Title Section 9-1135) <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust-free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5[e]) <br /> (2) A minimum of 20 additional parking spaces shall be provided, including one accessible <br /> space, which shall be van accessible. Ten spaces shall be required to be provided during <br /> Phase 1; the remaining ten spaces shall be provided as part of Phase 3. Accessible spaces <br /> shall be located as close as possible to the primary entrance (C.C.R., Title 24). (Two spaces <br /> are required for every 1,000 feet of building area. 0.67 spaces are required for every <br /> employee.) (Development Title Section 9-1015.3) <br /> (3) Display areas and unloading and preparation areas shall be surfaced with a minimum of four <br /> inches of aggregate base. <br /> e. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> f. L,NDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Highway 205, shall be installed across the frontage of the project site. (Development Title <br /> Section 9-1020.7) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped.
