CONDITIONS OF <br /> APPROVAL <br /> 1 . COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler <br /> Martin, 468-3190) <br /> a . BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL COACH <br /> BUILDING PERMIT (Non-Residential Mobile Unit) " and an <br /> "APPLICATION-COMMERCIAL BUILDING PERMIT" . The Site Plan <br /> required as a part of the building permits must be <br /> prepared by a registered civil engineer or licensed <br /> architect. This Plan must show drainage, driveway access <br /> details (including gates) , on-site parking, landscaping, <br /> signs, existing and proposed utility services, all <br /> easements, and grading (refer to the "SITE PLAN CHECK <br /> LIST" for details) . A fee is required for the Site Plan <br /> review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for farm machinery sales <br /> and hay sales (agricultural feed and grain sales) as <br /> shown on the Plan submitted December 19 , 1995 . Phase 4 <br /> shall be completed prior to April 14 , 1999 . <br /> C. BUSINESS LICENSE: The applicant shall secure an approved <br /> Business License prior to the initiation of the use. The <br /> Business License may be applied for concurrently with the <br /> building permit application. (Section 7-1000 of the <br /> County Ordinance Code) <br /> d. STORM DRAINAGE: Storm water drainage shall be retained <br /> on the site. The drainage pattern and corresponding <br /> storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil <br /> engineer or architect shall be included. <br /> e. PARKING: Off-street parking shall be provided and comply <br /> with the following: <br /> ( 1 All parking spaces, driveways, and maneuvering <br /> areas shall be surfaced and permanently maintained <br /> with base material of appropriate depth7 and asphalt <br /> concrete or Portland cement concrete to provide a <br /> durable, dust-free surface. Bumper guards shall be <br /> provided where necessary to protect adjacent <br /> structures or properties. Equipment display areas <br /> shall be surfaced with a minimum of four inches of <br /> gravel . (Development Title Section 9-1015 . 5) <br /> (2) Parking will be required for each phase at the rate <br /> of 2 spaces for every 1, 000 square feet of building <br /> area plus . 67 spaces for each employee, including <br /> one accessible space.
