CONDITIONS OF APPROVAL <br /> PA-1200176 <br /> GRIFFITH/WELDUM <br /> Lot Line Adjustment Application No. PA-1200176 was approved by the Community Development <br /> Department on October 1, 2012 , which is the effective date of approval. This approval will expire on <br /> April 2, 2014 , which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff. John L. Funderburg, 468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment application between two parcels as shown <br /> on the site plan dated August 31, 2012. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment'shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c) PROPERTY LINE SETBACK: (the following requirements shall apply) <br /> i) The proposed new side property line for Lot "A" and Lot "B" shall meet the side yard setback <br /> requirements for the AG-40 zoning designation (General Agriculture, 40-acre minimum) for <br /> non-agricultural and agricultural structures. (Development Title Section 9-610.2) <br /> 2) DEPARTMENT OF PUBLIC WORKS: (Seethe attached memo dated September 6, 2012) <br /> NOTES AND INFORMATION ONLY: <br /> The address of 800 South Patrick Road was added to proposed Lot "B" for the Mobile Home (H-2) and is <br /> permitted as Farm Employee Housing. The address of 788 South Patrick shall be considered a permitted <br /> Second Unit Dwelling for this application (Lot "B") and was approved under Second Unit Dwelling SD-01- <br /> 0007. <br />
