CONDITIONS OF APPROVAL <br /> – _— <br /> PA-1600070 (LA) <br /> LENZ, REFEREE/QUARTAROLI & ASSOCIATES, INC. <br /> Lot Line Adjustment application no. PA-1600070 was approved by the San Joaquin County <br /> Community Development Department on May 13, 2016, which is the effective date of approval. <br /> This approval will expire on November 12, 2017, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has <br /> been filed, if required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Megan Aguirre, [209]468-3144) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among four parcels as shown on the site <br /> plan dated March 25, 2016. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped, and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and shall <br /> enter into a new contract prior to recording the "Notice-of Lot Line Adjustment". The "Notice of Lot <br /> Line Adjustment" shall not be recorded until the Williamson Act Contract application has been <br /> deemed complete. Filing Fees are required for this application. (Government Code Section 51257) <br /> d. LOT SIZE: <br /> 1) Parcels One and Two shall be a minimum of 10 acres in size. (Government Code Section <br /> 51250) <br /> 2) Parcels Three and Four shall be a minimum of 160 acres in size. (Development Title Section 9- <br /> 872.2[e]) <br /> e. LOT WIDTH: <br /> 1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Section 9-872.2[g]) <br /> f. PLANNING APPLICATION NO. PA-1600069: The "Notice of Lot Line Adjustment" for Lot Line <br /> Adjustment application No. PA-1600069 shall be recorded prior to the recordation of the "Notice of <br /> Lot Line Adjustment"for application No. PA-1600070. <br /> 2.
