The subdivider shall agree to and shall pay user fees for the <br /> utility services from the time improvements are accepted by the <br /> County until the lots are placed on the County tax rolls, or up <br /> to an eighteen-month period, as the case may be . <br /> (Subdivision Map Act Section 66493) <br /> 17 . All traffic signs and markings shall conform to the Manual on <br /> Uniform Traffic Control Devices and San Joaquin County Standards <br /> and shall be shown on the improvement plans . <br /> (Development Title Section 9-1150 . 2) <br /> 18 . Access rights shall be dedicated and restricted for lots 1 and 11 <br /> along the frontage of Patterson Pass Road except for one (1) <br /> commercial driveway for lot 1 . <br /> (Development Title Section 9-1150 .5) <br /> 19 . Road "A" , or renamed street, which is stubbed for future <br /> extension, will require a temporary turnaround. Provisions shall <br /> be made for removal of .the temporary turnaround upon demand by <br /> the County, including security to ensure its removal . Adjacent <br /> property owners shall be given notice of the temporary nature of <br /> the turnaround and the provisions for removal in the future . <br /> (Development Title Section 9-1150 .2) <br /> 20 . Offer of Dedication of ground water rights is required. <br /> 21 . For future development of "Designated Remainder" , services shall <br /> be provided in accordance with the adopted County Development <br /> policies for "Division 11 : Infrastructure Standards and <br /> Requirements" of the San Joaquin County Development Title, and <br /> shall be noticed by a statement on the Parcel Map. <br /> (Development Title Section 9-1135 . 11 (b) ) <br /> 22 . Remainder shall be designated as "Designated Remainder" on <br /> Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> 23 . All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910 . 20) <br />
