U V <br /> Recommendations <br /> Action <br /> It is recommended that the Planning Commission: <br /> 1. Approve the Negative Declaration; and <br /> 2. Forward Reversion to Acreage Application No. PA-1100076 to the Board of Supervisors with a <br /> recommendation of approval with the Findings and Conditions of Approval contained in the <br /> staff report. <br /> Findings <br /> 1. Dedications or offers of dedication to be vacated or abandoned by the reversion to acreage are <br /> unnecessary for present or prospective public purposes, based upon the policies and designations <br /> in the General Plan. <br /> • This finding can be made because there were no dedications or offers of dedications <br /> required from the original Minor Subdivision application, and therefore, no vacated or <br /> abandoned dedications or offers of dedication are necessary by this Reversion to <br /> Acreage. <br /> 2. Consent. All owners of an interest in the real property within the subdivision have consented to <br /> reversion <br /> • This finding can be made because the applicant is the owner of all the parcels. <br /> 3. Lack of improvements: None of the improvements required to be made have been made within two <br /> (2) years from the date the final or parcel map was filed for record, or within the time allowed by <br /> agreement for completion of the improvements, whichever is later. <br /> • This finding can be made because no improvements were made as none were required <br /> for the subdivision. <br /> 4. Lack of Lot Sales: No lots shown on the final or parcel map have been sold within five(5)years <br /> from the date such map was filed for record. <br /> I <br /> • This finding cannot be made because the parcels have transferred title.
