Peltier Road ■ Acampo, California <br /> April 17, 2018 a Terracon Project No. NA177074 <br /> 1.1 Site Description and Use <br /> The property is located at 10516 E. Peltier Road in Acampo, San Joaquin County, California. <br /> The site consists of two parcels (APNs 017-260-30 and 017-260-31) totaling approximately 40- <br /> acres. APN 017-260-30 is an approximately 35.81-acre tract of agricultural land improved with <br /> a vineyard. APN 014-260-31 is a 2.0-acre tract of land improved with a residence, garage, <br /> three shop buildings, a break room, restroom, and multiple farm buildings. <br /> According to the San Joaquin County Community Development Department website, the site is <br /> zoned AG-40, general agriculture with a minimum parcel size of 40 acres. The location of the <br /> site is depicted on Exhibit 1 of Appendix A, which was reproduced from a portion of the USGS <br /> 7.5-minute series topographic map. The site details and adjoining properties are depicted on the <br /> Site Diagram, which is included as Exhibits 2 and 3 of Appendix A. Photographs of the site are <br /> attached to this report as Appendix B. <br /> 1.2 Proposed Development <br /> According to a tentative parcel map provided by Ms. Gribaudo, site manager, the site <br /> boundaries are proposed to be re-aligned into a 2.0-acre home site and 39.3-acre vineyard. <br /> Ms. Gribaudo indicated the residential and agricultural land use will remain the same. <br /> 2.0 PAST, PRESENT AND PROPOSED FUTURE USES <br /> 2.1 Recorded Land Title Records <br /> A chain of title report was not provided by the client for Terracon's use in preparing this report. <br /> Based on a review of information obtained from the San Joaquin County assessor's records, the <br /> current site owner for APN 017-26-30 is the Johnny Gribaudo Trust and the current site owner <br /> for APN 017-260-31 is the Victoria F. Gribaudo Life Estate. An assessor's office representative <br /> (name withheld) indicated in 1984 the two parcels were subdivided from former parcel APN 017- <br /> 260-61. Previous owners were not identified. <br /> 2.2 Historical Topographic Maps, Aerial Photographs, Sanborn Maps <br /> Readily available historical USGS topographic maps, selected historical aerial photographs (at <br /> approximately 10 to 15 year intervals) and historical fire insurance maps produced by the <br /> Sanborn Map Company were reviewed to evaluate land development and obtain information <br /> concerning the history of development on and near the site. Reviewed historical topographic <br /> maps, aerial photographs and Sanborn Maps are summarized below. <br /> Historical fire insurance maps produced by the Sanborn Map Company were requested from <br /> EDR to evaluate past uses and relevant characteristics of the site and surrounding properties. <br /> Responsive ■ Resourceful ■ Reliable 2 <br />
