CONDITIONS OF APPROVAL <br /> MS-92-190 <br /> Michael Tax <br /> Unless otherwise specified, all Conditions of Approval shall be compiled with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three (3) years from the date of approval unless (1) all Conditions of <br /> Approval have been compiled with and (2) A Parcel Map has been filed with and accepted by the <br /> Surveyor's Division. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The minimum parcel size shall be five acres. (Section 9-610.2 of the Development Title) <br /> b. The minimum parcel width shall be 150 feet, measured at 30 feet back from the front lot <br /> line. (Section 9-610.4 of the Development Title) <br /> C. The second residence on Parcel 2 shall either be an approved Second Unit Dwelling, be <br /> converted to storage under permit, or be demolished under permit prior to the recordation <br /> of the Parcel Map. <br /> d. On-site drainage shall be provided if terminal drainage is not available. (Chapter 9-1135 <br /> of the Development Title) <br /> 2. DEPARMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $2,235.00 per single-family dwelling unit in the Lockeford area The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cast Index <br /> as published by the Engineering News Record. (Resolutions R-90-304 & R-91-1025) <br /> C. All easements of record shall be shown on the Parcel Map. (Development Title Section <br /> 9-910.20) <br /> d. The frontage improvements for Sowles Road across Parcel 2 shall be constructed in <br /> conformance with the standards for one-half of a 60-foot-wide right-of-way rural collector <br /> road. The construction of the frontage improvements will be deferred upon execution by <br /> the owner of a Deferred Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent to the <br /> estimated construction costs prior to approval of the Parcel Map. A$250.00 fee currently <br /> is required for processing, per Development Title Table 9-240.2, in addition to a copy of <br /> the Grant Deed, a legal description of Parcel 2, and an estimate.
