Hieb, Engineering Assistant III <br /> Public Services Division. <br /> SUBJECT: MS-99-14 (REVISION) A MINOR SUBDMSION APPLICATION TO DIVIDE A 40-ACRE <br /> PARCEL INTO FOUR 5-ACRE PARCELS AND A 20-ACRE REMAINDER PARCEL, LOCATED <br /> ON THE NORTH SIDE OF PELTIER ROAD, 900 FEET EAST OF SOWLES ROAD. <br /> (DISTRICT 4). <br /> APPLICANT: Bachana Singh, et al APN: 007-370-14 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. <br /> Peltier Road has an existing right-of-way width of 80 feet and a planned right-of-way width of <br /> 84 feet. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 3. The driveway approach within Peltier Road right-of-way shall be improved in accordance with <br /> the requirements of San Joaquin County Standards R-17 prior to recording of Parcel Map. <br /> (Development Title Section 9-1145.5) <br /> 4. Remainder shall be designated as "Designated Remainder" on Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> 5. The frontage improvements for Peltier Road shall be constructed in conformance with the <br /> standards for one-half of a 50-foot right-of-way rural road. The construction of the frontage <br /> improvements will be deferred, upon execution by the owner of a Deferred Frontage and <br /> Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement <br /> Agreement with a deposit equivalent to their estimated construction costs prior to approval of <br />
