March 18, 2004
NOA Project Number: LE03-437
Page 2
Based on our judgement and experience in working with soils and septic systems,we recommend
the leach field lengths should be enlarged a factor of 25 percent over the standard EHD design
for a"clay" site reflecting worst-case conditions. For a given four bedroom house in"clay"
conditions, the San Joaquin County Sewage Standards calls 180 feet of leach line with three (3)
42-inch diameter seepage pits, one attached to each leach line. The following calculation
increases the leach line sizes by a factor of 25 percent:
1.25 x 180 feet (leach line) = 225 feet(leach line)
225 feet(leach line)/3 = 75 feet for each leach line (total of 3 lines)
Septic Tank
A 2,000-gallon septic tank is recommended for use with the septic system to promote clear water
flow into leach field and seepage pits. With the known presence of the fine-grained soils, every
effort to reduce solids is important to promote longevity of the system. The proposed septic
system should be permitted and installed according to current San Joaquin County Public Health
Services, Environmental Health Division Sewage Standards where applicable.
Repair Area
A 100 percent repair area is indicated on the septic system plan. The repair area is 3,787 ft'
in size.
Limitations
It is important to realize that a percolation test, performed on the property according to the
standards of the San Joaquin County Environmental Health Department, failed to demonstrate
any observable percolation rate. A more encompassing test such as a double ring infiltrometer
test was not requested or intended due to economic constraints. Consequently, the home owner
accepts a certain level of risk. Judgement and experience in the area were utilized to estimate
suitable leach line lengths. It is possible that any properly designed and constructed septic
system may require repairs within years following construction. In no way can we offer a
guarantee or warranty that the septic system will not require repair in the future. The purpose for
the 100%replacement area is to allow enough room for repair should it be required in the future.
