COMMENTS ON DEVELOPMENTS <br /> MS-94-30 (REV. ) <br /> r <br /> 1. A Parcel Map is required. (Development Title Section 9-915. 2) <br /> 2 . All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910. 20) <br /> 3 . Irrevocable Offer of Dedication to resin = for a 25-foot <br /> wide right-of-way along the northerly property line of <br /> Parcels 1 and 2 , the easterly line of Parcel 1 and the <br /> westerly lines of Parcels 2 3 and 4 with 201x20' corner cut- <br /> offs (snipes) at the corners shall be required. <br /> (Development Title Section 9-1.150.2) <br /> 4 . The frontage improvements for the future right-of-way to be <br /> offered for dedication in Condition No. 3 above shall be <br /> constructed in conformance with the standards for one-half of <br /> a 50-foot right-of-way rural road across each fronts e. The <br /> construction of the frontage improvements will be deferred <br /> upon execution by the owner of a Deferred Frontage and <br /> Roadway Improvement Agreement or a Secured Deferred Frontage <br /> and Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Parcel Map. (A $260. 00 fee currently is required for <br /> processing per Development Title Table 9-240. 2 in addition <br /> to a copy of the Grant Deed, recording fee, legal <br /> descriptions of Parcels 1, 2 3_, & 4 and an estimate. The <br /> estimate and legal descriptions shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing on a <br /> form to be supplied by the Public Works Department and <br /> submitted to the Public Works Department for approval. As an <br /> option the .Department of Public Works will prepare the drawing <br /> with estimate for an additional fee of $115 . 00 . ) (Development <br /> Title Section 9-1100. 3) <br /> 5 . The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the time <br /> of building permit application. (The fee currently is <br /> $1, 651. 00 per .single family dwelling unit in the Lockeford <br /> area. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. ) <br /> (Resolutions R-90-304 , R-91-1025, R-93-167 and R-94-1.79) <br /> 2 <br />
