MS-94--30 OF <br /> EDWARD PESTANA (C/O MONTE SEIBEL) <br /> ----------------------------------------------------------------- <br /> The request is a Minor Subdivision application to subdivide a 34 <br /> acre parcel into four parcels. Parcel 1 is to contain 19. 4 acres a <br /> and Parcels 2, 3 , and 4 are to contain five acres. The project <br /> site is located on the north side of Peltier Road, 532 feet east <br /> of Elliot Road, north of Lockeford. Parcels 1 and 4 are proposed <br /> to have frontage on Peltier Road, while Parcels 2 and 3 are <br /> proposed to provided access to a County-maintained road by means <br /> of a 975-foot long private road. The parcels are proposed for <br /> development with on-site services. <br /> The Development Services Division has reviewed the above- <br /> referenced application and intends to approve it subject to the <br /> following Conditions of Approval. <br /> Unless otherwise specified, all Conditions of Approval and <br /> Ordinance Requirements shall be complied with prior to the <br /> approval of the Parcel Map. <br /> This approval will expire three (3) years from the date of <br /> approval unless, (1) all Conditions of Approval have been <br /> complied with, and (2) a Parcel Map has been filed with and <br /> accepted by the Surveyor' s Division. <br /> Those conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance requirements. Ordinance <br /> Requirements cannot be modified. <br /> Conditions of Approval: <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. Parcels 1, 2 , 3 , and 4 shall contain at least five (5) <br /> acres gross, (Development Title Section 9-610 . 2) <br /> Parcel sizes shall be shown on the Parcel Map. <br />
