MS-94--30 OF EDWARD PESTANA (C/O MONTE SEIBEL) ----------------------------------------------------------------- The request is a Minor Subdivision application to subdivide a 34 acre parcel into four parcels. Parcel 1 is to contain 19. 4 acres a and Parcels 2, 3 , and 4 are to contain five acres. The project site is located on the north side of Peltier Road, 532 feet east of Elliot Road, north of Lockeford. Parcels 1 and 4 are proposed to have frontage on Peltier Road, while Parcels 2 and 3 are proposed to provided access to a County-maintained road by means of a 975-foot long private road. The parcels are proposed for development with on-site services. The Development Services Division has reviewed the above- referenced application and intends to approve it subject to the following Conditions of Approval. Unless otherwise specified, all Conditions of Approval and Ordinance Requirements shall be complied with prior to the approval of the Parcel Map. This approval will expire three (3) years from the date of approval unless, (1) all Conditions of Approval have been complied with, and (2) a Parcel Map has been filed with and accepted by the Surveyor' s Division. Those conditions followed by a Section Number or other Statutory Requirement are based on Ordinance requirements. Ordinance Requirements cannot be modified. Conditions of Approval: 1. COMMUNITY DEVELOPMENT DEPARTMENT: a. Parcels 1, 2 , 3 , and 4 shall contain at least five (5) acres gross, (Development Title Section 9-610 . 2) Parcel sizes shall be shown on the Parcel Map.
