GEO-PHASE <br /> ESAMOAL <br /> REPORT <br /> Soil Suitability and Nitrate Loading Study <br /> M2 WINERY,2900 E.PELTIER RD.,ACAMPO,CA <br /> (APN 013-150-31) <br /> (PA-1200x00) <br /> GPE Project No.670.1A <br /> May 29,2013 <br /> 1.0 INTRODUCTION&PROPOSED DEVELOPMENT <br /> The owner of the site is proposing a small winery, which will be served by a septic sewage <br /> system. This report is intended to provide information required by Section 9-1105 of San <br /> Joaquin County Ordinance in connection with a proposed new septic sewage system to be <br /> constructed on the site. The study is needed to determine if the onsite soils are adequate to <br /> handle effluent from the septic system and whether nitrates from the effluent might affect the -J <br /> underlying groundwater. The property is currently the site of an undeveloped agricultural <br /> lot. Until recently, it appears to have been in use as a vineyard. <br /> The information discussed in this report includes the results of a recently conducted <br /> percolation test,a description of on-site soils, sample analytical results from the on-site water <br /> well and general information regarding the soil and groundwater from publicly available <br /> sources. Calculations are made to estimate the total nitrate load from septic tank effluent. <br /> 1.1 Site Description <br /> [ The site is identified by the County Assessor as Parcel 013-150-31) and is an approximately <br /> triangular shaped parcel with a total area of 17 acres. It is in agricultural use, and according <br /> to the County GIS mapping system, is zoned AG-40. In the land survey grid it lies in the NE <br /> corner of Section 23 of T4N, ME, MDB&.M, and is situated on the south side of Peltier <br /> Road at its intersection with the UPRR railroad tracks a short distance east of the intersection <br /> of Peltier with Lower Sacramento Road. The site is about a mile north of the town of <br /> Acampo in the northern part of San Joaquin County. <br /> 1.2 Proposed Development <br /> ( The owner of the property is proposing a small winery to be constructed in 3 phases. The <br /> first phase of the facility will consist of a 8,550 square foot winery including a tasting room, <br /> lab, offices, tank and barrel storage rooms and a restroom.
