CONDITIONS OF APPROVAL <br /> PA-1300202 <br /> LAUCHLAND/SHOUP LAND SURVEYING <br /> Lot Line Adjustment Application No. PA-1300202 was approved by the Community Development <br /> Department on December 6, 2013, which is the effective date of approval. This approval will expire <br /> on June 7. 2015, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 3. COMMUNITY DEVELOPMENT DEPARTMENT: (Contact Staff: Rick Griffin, [209] 468-3154) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among four parcels as shown on the site <br /> plan dated November 18, 2013. Parcel One to contain 2.16 acres, Parcel Two to contain 18.10 <br /> acres, Parcel Three to contain 10.01 acres, and Parcel Four to contain 13.62 acres. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment' shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and shall <br /> enter into a new contract prior to recording the "Notice of Lot Line Adjustment". The "Notice of Lot <br /> Line Adjustment" shall not be recorded until the Williamson Act Contract application has been <br /> deemed complete Filing Fees are required for this application. (Government Code Section 51257) <br /> d PROPERTY LINE SETBACK: The existing structures (ag building, garage, residence) shown near <br /> the north and west property lines for Parcel 1 and the side parcel line for Parcel 2 shall be setback a <br /> minimum of ten feet from the proposed property line (Development Title Section 9-6052) <br /> 4.
