PHASE ONE TO <br /> CONTAIN 5,200 SQUARE FEET OF AGRICULTURAL STORAGE, REPAIR SHOP, <br /> AND PESTICIDE STORAGE. PHASE TWO TO CONTAIN A 500-SQUARE-FOOT <br /> COLD STORAGE/RIPENING CHAMBER. PHASE THREE TO CONTAIN <br /> FOUR 3,200-SQUARE-FOOT GREEN HOUSES, LOCATED ON THE NORTH <br /> SIDE OF PELTIER ROAD, 1,500 FEET WEST OF DUSTIN ROAD. (DISTRICT 4). <br /> APPLICANT: Sunseeds Company APN: 005-260-41 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. <br /> Peltier Road has an existing right-of-way width of 40 feet and a planned right-of-way width of 84 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a <br /> forty-two (42) foot wide right-of-way from the centerline of Peltier Road to the property line <br /> across the parcel's frontage. (A $225.00 fee currently is required for processing per <br /> Development Title Table 9-240.2, in addition to a copy of the Grant Deed and a legal description <br /> of the parcel to be offered for dedication. (Development Title Section 9-1150.5) <br /> 4. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of building permit application. (The fee currently is $156.25 per additional <br /> daily trip-end generated in the Lodi area. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published by the Engineering News <br /> Record.) (Resolutions R-90-304, R-91-1025, R-93-167, R-94-179, R-95-650 and R-96-592) <br /> 5. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 6.
