CONDITIONS OF APPROVAL <br /> MS-92-81 <br /> BUFORD WHITNEY <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 930. 00 per single family dwelling unit in the Lodi <br /> area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R-90-304 , R-91-1025) <br /> C. Dedication to result in a 42-foot wide right-of-way from <br /> the centerline of Peltier Road to the property line shall <br /> be required across the frontage of Parcel 2 . (Planning <br /> Title Section 9-9430, 9-9431) <br /> d. The frontage improvements for Peltier Road across Parcel <br /> 2 shall be constructed in conformance with the standards <br /> for one-half of an 84-foot right-of-way rural arterial <br /> road. The construction of the frontage improvements will <br /> be deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to their estimated construction <br /> costs prior to issuance of a building permit. (A $250. 00 <br /> fee is currently required for processing per Planning <br /> Title Section 9-10502 in addition to a copy of the Grant <br /> Deed and an estimate for the required frontage <br /> improvements. The estimate shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing <br /> on a form to be supplied by the Public Works Department <br /> and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works <br /> will prepare the drawing and estimate for an additional <br /> fee of $100. 00. ) (Planning Title Section 9-9204) <br />
