PELTIER ROAD, <br /> ACAMPO) <br /> The applicant has submitted the above referenced Site Approval application to establish <br /> a small winery to include a tasting room, marketing events, a 1,280 square foot case <br /> good storage building, and a 2,048 square foot barrel storage building. The proposed <br /> winery will produce, store, and sell wine and wine related items. The existing house will <br /> be converted to a tasting room and offices and the garage will be converted to the wine j <br /> production facility. (Use Type: Wineries and Wine Cellars-Small). There will be two (2) <br /> employees working eight (8) hours a day, seven (7) days a week. <br /> i <br /> The project site is located on the north side of Peltier Road, 1,300 feet west of Dustin <br /> Road, north of Lodi. <br /> The property has a General Plan designation of AIG (General Agriculture) and is zoned <br /> AG-40 (General Agriculture 40-acre minimum). <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> Production Capacity <br /> A small winery shall have a minimum production capacity of 1.1 tons of grapes or <br /> approximately two hundred one (201) gallons of wine and a maximum production <br /> capacity of two hundred (200) tons of grapes or approximately thirty-six thousand <br /> (36,000) gallons of wine per year. (Development Title Section 9-1075.5(x]). The <br /> Development Title states that one (1) case of wine.is equivalent to 2.377 gallons of wine. <br /> The applicants marketing plan states there will be 5,500 cases of wine in storage <br /> equaling 13,073.5 gallons of wine.
