This zoning designation <br /> "is established to preserve agricultural lands for the continuation of commercial agriculture <br /> enterprises (www.co.san-joaquin.ca.us,2007). . <br /> /1.2 Proposed Development <br /> Our office was provided with a preliminary map from Tim Holdener showing the proposed <br /> development. The use of the site is being converted from residential to commercial and will be used <br /> as a wine tasting facility. <br /> A/13 Site Vicinity <br /> A site vicinity,map is included in the appendix of this report as Plate 2. <br /> ✓1.4 Site Map <br /> A site map is included in the appendix of this report as Plate 1. <br /> 2.0 PRESENT AND PAST USES OF THE SITE <br /> ✓2.1 Past and Present Site Use <br /> According to Tim Holdener, the property was part of a private ranch bought by Nunhems USA, <br /> Inc. in 1992.The subject property (1.5 acres)was then divided off from the larger parcel in 1993 to <br /> be used for a residence. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> 3.1 Existing On-Site Septic System Usage. <br /> According to the site map provided by the owner, there is currently one septic system on the subject <br /> property.1 The EHD well and septic pennit files were searched;one permit was found for the site. <br /> Thepermit was issued to T ani Holdener on July 26, 1999 for the addition of one, forty-foot <br /> infiltrator leach line with a 36-inch,25-foot deep seepage pit The permit indicates that this permit <br /> was for an addition to the original system which was made up of the 1,000 gallon septic tank and <br /> one, 40-foot leach line. <br /> 2 <br />
