! g.
Item No. 4
PC: 10-22-92
MS-92-188
Page 1
RECOMMENDATION
it is recommended that the Planning Commission:
1. Approve the Negative Declaration; and
2. Approve Minor Subdivision No. MS-92-188 based on the Findings and subject to the
Conditions of Approval contained In the staff report.
FINDINGS
1. The proposed map is consistent with applicable General and Specific Plans.
• This Finding can be made because the proposed subdivision meets the homesite
requirements of the AG-40 zone.
2. The design or improvement of the proposed subdivision is consistent with applicable General and
Specific Plans.
• This Finding can be made because Parcel 2 has the required frontage on a County
maintained road, and Parcel 1 is connected to a County maintained road by a 25-foot-
wide strip of land. Due to the existing structures on Parcel 2 and the narrow shape
of the site, frontage cannot be reasonably provided for Parcel 1.
3. The site is physically suitable for the type of development.
• This Finding can be made because the proposed lots have sufficient areas to build
residences and septic systems.
4. The site is physically suitable for the proposed density of development.
• This Finding can be made because the proposal meets the density requirements of
the Agriculture General Plan designation.
5. The design of the subdivision or the proposed improvements are not likely to cause substantial
environmental damage or substantially and avoidably injure fish or wildlife or their habitat.
• This Finding can be made because the Initial Study prepared for this project did not
identify any rare or endangered species or habitats or other substantial,
environmentally adverse effects.
6. The design of the subdivision or the type of improvements is not likely to cause serious public
health problems.
• This Finding can be made because the conditions attached to this project by Public
Health Services will address any potential public health problems.
