CONDITIONS OF APPROVAL MS-95-8 Murphy On April 19, 1995, the San Joaquin County Community Development Department approved MS-95-8 subject to the Conditions of Approval listed below. This approval will expire 36 months from the date of approval unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has been submitted to the County Surveyor for approval. Those Conditions followed by a Section Number have been identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be modified, and other ordinance requirements may apply. 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: (1) All parcels shall have a minimum lot width of 200 feet, measured at the front yard setback line. (Development Title Section 9-610.4) (2) All parcels shall have a minimum lot area of 5 gross acres. (Development Title Section 9-610.2) b. DEVELOPMENT REQUIREMENTS: The following development requirements apply and shall be shown on the Parcel Map: (1) The following note shall be placed on the Parcel Map: • At the time of issuance of a building permit, drainage shall be retained on the site unless a terminal or other public community drainage system has been developed. 2. DEPARTMENT OF PARKS AND RECREATION: (Staff Contact: Jeff Smith: 953-8800) a. Due to the relatively small size, less than 50 parcels, the San Joaquin County Department of Parks and Recreation will require the collection of in-lieu fees for park development as a requirement for approval of the Parcel Map.
