CONDITIONS OF APPROVAL <br /> MS-95-8 <br /> Murphy <br /> On April 19, 1995, the San Joaquin County Community Development Department approved MS-95-8 <br /> subject to the Conditions of Approval listed below. This approval will expire 36 months from the date <br /> of approval unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been submitted to the County Surveyor for approval. <br /> Those Conditions followed by a Section Number have been identified as ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> (1) All parcels shall have a minimum lot width of 200 feet, measured at the front yard <br /> setback line. (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 5 gross acres. (Development Title <br /> Section 9-610.2) <br /> b. DEVELOPMENT REQUIREMENTS: The following development requirements apply and <br /> shall be shown on the Parcel Map: <br /> (1) The following note shall be placed on the Parcel Map: <br /> • At the time of issuance of a building permit, drainage shall be retained <br /> on the site unless a terminal or other public community drainage system <br /> has been developed. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Richard Hieb, 468-3000) <br /> (See the attached memo from Public Works dated March 8, 1995.) <br /> 3, PUBLIC HEALTH SERVICES: (Staff Contact: Ted Norgard, 468-3443) <br /> (See the attached memo from Public Health dated February 23, 1995.) <br /> 4. DEPARTMENT OF PARKS AND RECREATION: (Staff Contact: Jeff Smith: 953-8800) <br /> a. Due to the relatively small size, less than 50 parcels, the San Joaquin County Department <br /> of Parks and Recreation will require the collection of in-lieu fees for park development as <br /> a requirement for approval of the Parcel Map.
