2. DEPARTMENT OF PUBUC WORKS: <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. An Offer of Dedication shall be required along the south 25 feet of Parcel 2. <br /> (Development Title Section 9-860.4) <br /> c. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $1,900.00 per single-family in the Lodi area The fee shall be automatically adjusted July <br /> 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record. (Resolutions R-90-304, R-91-1025) <br /> d. The frontage improvements for Parcel 1 along Peltier Road shall be constructed in <br /> conformance with the standards for one-half of an 84-foot-wide right-of-way rural arterial <br /> road. The frontage improvements for Parcel 2 along Lubell Lane (private road) shall be <br /> constructed in conformance with the standards for one-half of a 50-foot-wide right-of-way <br /> rural residential road. The construction of the frontage improvements will be deferred, <br /> upon execution by the owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to the estimated construction costs prior to approval of the Parcel <br /> Map. A $260.00 fee currently is required for processing, per Development Title Table 9- <br /> 240.2, in addition to a copy of the Grant Deed, recording fee, legal descriptions of Parcels <br /> 1 and 2, and an estimate of construction costs for each parcel, respectively. The estimate <br /> and legal descriptions shall be prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Department of Public Works and <br /> submitted to Public Works for approval. As an option, Public Works will prepare the <br /> drawing with estimate for an additional fee of $115.00. (Development Title Section 9- <br /> 1100.3) <br /> e. All easements of record shall be shown on the Parcel Map. (Development Tale Section <br /> 9-910.20) <br /> f. Any driveway that exceeds 15o feet in length from any public roadway shall be improved <br /> in accordance with the requirements of Uniform Fire Code Section 10.207, San Joaquin <br /> County Standards F-1 a, F-1 b, and F-1 c, and the Liberty Fire District prior to issuance of <br /> the occupancy permit (Development Title Section 9-1145.5) <br /> 9. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. (Subdivision Map Act Section 66411.1) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study, as required by Development Title Section 9-1105.2(d), which <br /> indicates that the area is suitable for a septic tank system must be performed prior to <br /> recordation of the Parcel Map. A review fee of$156.00 is required at the time of submittal <br /> to the Environmental Hearth Division. <br /> b. The existing private water wells shall be tested for the chemicals dibromochloropropane <br /> (DBCP) and nitrates prior to recordation of the Parcel Map.
