CONDIT1O14S OF APPROVAL <br /> MS-90-21 <br /> Harry Nakamura <br /> Unless otherwise specified , all conditions of approval shall <br /> be complied with prior to the approval of the Parcel Map. <br /> 1 . PUBLIC WORKS DEPARTMENT <br /> a. A parcel map is required. <br /> b. A roadway dedication on Parcel 1 along the frontage of <br /> Peltier Road shall be required to result a 42 foot wide <br /> roadway from the center line of the Peltier. Road. <br /> C . The frontage improvements for Parcel 1 along Peltier Road <br /> shall be constructed in conformance with the standards <br /> for one-half of a 84-foot right-of-way rural street . The <br /> construction of the frontage improvements may be deferred <br /> at the option of the Department of Public Works, in which <br /> event the owner shall execute a Deferred Frontage <br /> Improvement Agreement prior to approval of the Parcel Map <br /> (A $250 .00 fee is required for processing per Ord. No. <br /> 3337 in addition to a copy of the Grant Deed and an <br /> engineer 's estimate with a drawing of the required <br /> frontage improvements on a form to be supplied by the <br /> Public Works Department. ) <br /> d. An Irrevocable Offer to dedicate roadway along the <br /> frontage of Peltier Road on Parcel 2 shall be required . <br /> 2. PUBLIC HEALTH SERVICES <br /> a. The proposed division of land shall meet the Rules and <br /> Regulations of San Joaquin County Ordinance No. 549 . A <br /> percolation test and a sewage disposal area as determined <br /> by the percolation test is required, for Parcel 1 , for <br /> Environmental Health Division approval. A permit for the <br /> percolation tests from the Environmental Health Division <br /> is required. <br /> b. open, pump , and backfill the septic tank , seepage pit or <br /> excavation, on Parcel 1 , under permit and inspection by <br /> the Environmental Health Division. <br /> C. Contact the Environmental Health Division, Underground <br /> Tank Program, regarding the registration or removal of <br /> the existing underground storage tanks . <br /> d. The abandoned dwelling and small adjacent shed, on Parcel <br /> 1, must be demolished or remove the plumbing and convert <br /> to storage under San Joaquin County Building Department <br /> permits . <br />
