CONDITIONS OF APPROVAL <br /> MANUEL & IDA TEICHEIRA <br /> MS-91-106 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. The frontage improvements for Perrin Road across Parcel #1 <br /> shall be constructed in conformance with the standards for <br /> one-half of a 60-foot right-of-way farm or estate subdivision <br /> street. The construction of the frontage improvements will be <br /> deferred, upon execution by the owner of a Deferred Frontage <br /> and Roadway Improvement Agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit <br /> equivalent to their estimated construction costs prior to <br /> approval of the Parcel Map. (A $250 . 00 fee currently is <br /> required for processing per Planning Title Section 9-10502 in <br /> addition to a copy of the Grant Deed, legal descriptions of <br /> Parcel #1 and an estimate. The estimate and legal <br /> descriptions shall be prepared by a Registered Civil Engineer <br /> with a typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to the Department of <br /> Public Works for approval. As an option the Department of <br /> Public Works will prepare the drawing with estimate for an <br /> additional fee of $100. 00) . <br /> b. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br /> C. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> d. A Parcel Map is required. <br /> e. The Remainder shall be designated as "Designated Remainder" on <br /> the Parcel Map. <br />
