The"Effective Date" shall be the date of the last signature <br /> appearing below. <br /> E <br />{ <br /> ALS <br /> RECIT <br /> y - <br /> F WHEREAS,Brayer ovens that certain real property located at 8760 W. Pine Street in <br /> Thornton, CA with an Assessor's Parcel Number of 001-200-14 ("Buyer's Parcel"), and Seller <br /> owns that certain real property located at 8720 W. Pine Street in Thornton, CA with W <br /> Assessor's Parcel Number of 001-200-13 ("Seller's Parcel"); <br /> WKEREAS, Buyer wishes to purchase from Seller a strip of land 25 feet in width and <br /> approximately 250 feet in length, which is currently a part of Selacr's praperiy and running <br /> adjacent and contiguous to Buyer's current property(the"Property"), a diagram of which is <br /> attached hereto as WoAir A; <br /> WHEREAS,in order to accomplish the above described conveyance,the parties have <br /> agreed to obtain a lot line adjustment by engaging the services of the civil engineering and land <br /> surveying firm of 134umbach and Piazza. <br /> NOW, THEREFORE, in consideration of the mutual promises and covenants contained <br /> herein and for other good and valuable consideration,on the terms and conditions contained <br /> herein, the parties agree as follows; <br /> 1 AGR EMENT <br /> 1. A eement to Transfer Propc . Seller hereby agrees to transfer the Property to <br /> Buyer, and Buyer hereby agrees to purchase the Property from Seller for Twenty Thousand <br /> Dollars($20,040,00)(the"Purchase Price")on the terms and conditions.contained herein. <br /> 2. Co oration of Lot Uifte Adjustment. The lot line adjustment shall include a <br /> strip of land within Seller's Parcel ofuniform width of twenty-five (2$) feet running along the <br /> west boundary of Seller's Parcel. The adjustment shall involve the execution by Buyer and <br /> Seller of grunt deeds with new legal descriptions pursuant to a survey and lot line adjustment <br /> transferring to Buyer the property, <br /> 1 3. Accomplishment of Lot Line Adjustment, Buyer and Seller shall cooperate in <br /> completing all actions and filing and executing all documents or instruments necessary to <br /> accomplish the lot litre adjustment.
