Staff from the Community Development Department, Public <br /> Works Department, and Municipal Utilities Department have reviewed the request and the following <br /> information is provided as a result of that review. <br /> The proposed use conforms with the City's General Plan. The subject parcels do not lie within an Area of <br /> Benefit or a Community Facilities District. The owner/developer shall be responsible for all costs involved <br /> in the extension of any sewer mains or laterals to serve this project, as required, to meet City standards. <br /> This may include the extension of the sewer main across the entire frontage of the applicant's property. <br /> LAFCO review may be required prior to any main line extension. The applicant will be required to sign a <br /> conditional utility service agreement for possible annexation to the City of Stockton. <br /> The subject parcels are located within the City of Stockton's Collection System No. 3. It has been <br /> determined that sufficient capacity is available to serve the proposed development at this time. Please <br /> contact San Joaquin County Public Works regarding the required point of connection. Because the <br /> project is iocated in the County, permits for work done in the street right-of-way will be also required. <br /> All appropriate fees and charges must be paid and the necessary permits obtained before connection to <br /> the sanitary sewer system will be allowed. It should be noted that this letter only represents the condition <br /> of the sanitary sewer system at this time, it does not constitute a reservation of capacity to serve this <br /> project and will ex ire 24 months from the date it was written. <br /> MARK J.
