1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Gillian Hayes, 468-8477) <br /> a. TENTATIVE MAP: The Final Map shall substantially conform with the approved tentative <br /> map dated January 31, 2005. <br /> b. LOT SIZE AND WIDTH: the following lot size and width regulations shall apply to this <br /> map: <br /> (1) The average lot width for all lots in this proposed subdivision shall be equal to or <br /> greater than the minimum lot width required (60 feet). Individual lots shall not be <br /> less than 42 feet in width (Development Title Section 9-310.3 and 9-310.4). <br /> (2) Individual corner lots shall not have a width of less than 50 feet (Development Title <br /> Section 9-310.4). <br /> (3) All parcels shall have a minimum lot area of 6,000 square feet (Development Title <br /> Section 9-310.3). <br /> c. ROAD NAMES: All subdivision road names shall be submitted to the Community <br /> Development Department for approval by the Director. Contact Kimberly Wallace at 468- <br /> 0816 for road name standards (Development Title Section 9-1150.18). <br /> d. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Street trees are required as specified in Section 9-1020.4 of the Development Title. <br /> e. TREE PRESERVATION: Future development on the parcel(s) shall be consistent with <br /> the requirements of the County's Tree Preservation Ordinance (Development Title Section <br /> 9-1505.2). <br /> f. UNIFORM FIRE CODE: the following Uniform Fire Code requirements will be applicable.- <br /> (1) <br /> pplicable:(1) Fire flow and hydrants will be provided for the proposed project by use of Appendix <br /> III-A and III-B of the California Fire Code. <br /> (2) Fire Department access roads shall be in accordance with Section 902.2 of the <br /> California Fire Code and the Standard adopted by the San Joaquin County Fire <br /> Chiefs Association. The fire access road will need to be completed before the <br /> County Surveyor's office will file the map for record. <br /> 2. COUNTY COUNSEL <br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, <br /> the subdivider shall defend, indemnify and hold harmless the local agency or its agents, <br /> officers, and employees from any claim, action, or proceeding against the local agency or <br /> its agents, officers, or employees to attack, set aside, void, or annul an approval of the <br /> local agency, advisory agency, appeal board, or legislative body concerning a subdivision, <br /> which action is brought within the time provided for in Section 66499.37 of the <br /> Government Code <br />
