PLYMOUTH ROAD (APN 111-020-03) (PA-0500055) (SU) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers the <br /> following comments: <br /> 1. Should the San Joaquin County require this development be served by City of Stockton <br /> Sewer lines and/or treatment facilities, and if the site's land use is consistent with the City's <br /> General Plan, the property owner shall be required to apply for a City of Stockton Outside <br /> Sewer connection and shall be required to annex to the City of Stockton, or sign a deferred <br /> annexation agreement if the property is not deemed contiguous to the City, and pay the <br /> applicable fees. Further, the owner/developer shall be responsible for all costs involved in <br /> the extension of any utilities to serve this development, as required, to meet City standards. <br /> 2. Full frontage improvements including, but not limited to, curb, gutter, sidewalks, complete <br /> curb returns on Plymouth Road, pavement widening and street lighting should be installed <br /> prior to occupancy of any buildings/structures on this site. <br /> 3. All off-site improvements shall conform to City of Stockton Standard Plans and <br /> Specifications. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
