RECEIVE[ <br /> MAR - 2 2005 <br /> Community Development Dept. <br /> San Joaquin County March 1, 2005 <br /> Community Development Department <br /> Development Services Division <br /> 1810 East Hazelton Avenue\Stockton, CA 95205 <br /> To Whom It May Concern: <br /> This letter is regarding our concerns over APPLICATION NUMBER PA-0500055 (SU), a project <br /> being a Major Subdivision (11 lots on 2.91 acres) located at 3838 Plymouth Road. There are several <br /> things that are troubling us about this project. <br /> Just for the record, the property is located in West Stockton not East Stockton as shown in PROJECT <br /> LOCATION. <br /> We were told that the property might be used for two story duplex building with parking under the <br /> units. The East end of this property backs up against John Tyler Elementary School, and the upstairs <br /> units would look down on the school playground. This could be a problem, plus there could be a <br /> problem with the additional influx of children at the school. <br /> There is only one street in and out of the project. We were told that each duplex would have a two <br /> car garage and room for two cars in the driveway. If this is so, with 11 lots there could be up to 8 <br /> vehicles per lot, or 88 total, accessing the single street which exits into a one-way-street. We already <br /> experience problems with drivers traveling the wrong way on Plymouth Road from a nearby <br /> subdivision to reach Del Rio Drive. <br /> The sewer system in this area is already a problem, being overloaded and causing frequent back-ups <br /> in the area. Additional sewer lines from this project could create real problems for those of us who <br /> have lived here for over 25 years. <br /> If these lots are built up it could cause drain water from their rear yards to flow into our yards. Our <br /> gutters and storm sewers are already unable to handle rain water as it is. <br /> Our recommendations for this project would for single family, one story homes which would <br /> compliment rather than destroy our neighborhood. <br /> Respectfully, <br /> Frank & Pat Hose <br /> 2523 Del Rio Dr. <br /> (Parcel #111-130-04) <br /> i <br />
