SAN JOAOUIN COUNTY <br /> COMMUNITY DEVELOPMENT DEPARTMENT <br /> 1810 E.HAZEITON AVE.,STOCKTON,CA 95205-6232 <br /> gC)_Fnp'c�/ PHONE:209/468-3121 FAX:209/468-3163 <br /> August 25, 2006 <br /> MEMORANDUM <br /> TO: Development Committee <br /> FROM: Mo Hatef, Assistant Planner <br /> SUBJECT: MAJOR SUBDIVISION APPLICATION PA-0600432 OF PLYMOUTH OAKS LLC <br /> (C/O WONG ENGINEERS) (APN: 111-020-03, -04) (ADDRESS: 3838 NORTH <br /> PLYMOUTH ROAD, STOCKTON) <br /> The applicant has submitted the above referenced Major Subdivision Application to merge eleven <br /> (11) residential lots totaling 2.91 acres and resubdivide to create a single lot for twenty-three (23) <br /> condominium units. <br /> The project site is located on the east side of Plymouth Oaks Road, approximately 120 feet north <br /> of Del Rio Drive, Stockton. <br /> The property has a General Plan designation of R/M (Medium Density Residential) and is zoned <br /> R-M (Medium Density Residential). <br /> The Community Development Department has reviewed the application and offers the following <br /> comments: <br /> Background <br /> On August 18, 2005, the Planning Commission approved PA-0500055 to subdivide two parcels <br /> totaling 2.91 acres into the current configuration of eleven (11) residential lots. <br /> General Plan Density <br /> The proposed parcels are zoned R-M (Medium Density Residential) and have a General Plan <br /> Designation of R/M (Medium Density Residential). Development Title Table 9-315.3 lists the <br /> General Plan Density for the R/M designation as six (6) to ten (10) dwellings units per gross <br /> acres, which would permit up to 29 units for this project (2.91 gross acres x 10 dwelling units= 29 <br /> units). The proposed twenty-three (23) condominium unit project will result in a maximum <br /> General Plan density of eight (8) dwelling units per gross acre, which is consistent with General <br /> Plan Density requirements. <br /> 1 <br />
